The purpose of this paper is to highlight the capabilities of maintenance management programs and to illustrate an approach to developing an effective, customized, Facilities Management (FM) System. Such systems organize data and provide a central data base for identifying and tracking the condition and maintenance status of all system components. Adding an Automated Mapping (AM) component simplifies the review and update of utility system data. Graphics allow the full utilization of experience and judgement in modeling results, enhancing the decision-making process. The paper is presented in four parts that cover the major issues involved in moving from a complex, undocumented system to a manageable system with information available for maintenance, construction, engineering, and planning. The four parts of the paper are: defining the project, performing the project, case studies, and implementation issues (changes in management, building the database, staff acceptance, and hardware/software).
